How a RADON Assessment Fits into a Real Estate Transaction
Here’s how a RADON Screening Assessment works:
C-NRPP Measurement Professional is contacted to conduct the assessment.
The homeowner or occupant must agree to the test and maintain closed-house conditions during the test period.
Closed-house conditions include:
- Keep windows closed at all times.
- Open exterior doors only for entry or exit.
- Keep garage doors closed except when entering or exiting.
- Do not operate fireplaces, unless they are the primary heat source.
- Limit use of clothes dryers, range hoods, and bathroom fans to the minimum necessary.
- RADON mitigation systems should operate normally.
- HRV/ERV systems should be left in their current state (if operating, keep on; if unplugged, leave off).
The test device must remain in place for a minimum of 4 days - longer if possible.
A visual inspection of the dwelling shall be conducted by a C-NRPP-certified professional.
The professional follows strict placement and reporting standards to ensure accurate and reliable results.
Understanding the RADON Assessment Report
The RADON Screening Assessment Report provides results as Green, Yellow, or Red.
🟢 Green Test Result
- 75 Bq/m³ or less (heating season, Winter)
- 50 Bq/m³ or less (outside heating season, Summer)
🟡 Yellow Test Result
- Between 75–400 Bq/m³ (heating season) or 50–400 Bq/m³ (outside heating season)
- Higher likelihood that annual average RADON exceeds 200 Bq/m³
🔴 Red Test Result
- Greater than 400 Bq/m³
- Strong likelihood that annual average RADON exceeds 200 Bq/m³
A “Green” result does not guarantee that the annual average RADON is below 200 Bq/m³.
A long-term follow-up test (91+ days during the next heating season) is still recommended.
